Window Cleaning

Window cleaning on Lake Minnetonka and the west metro

We have cleaned windows for more than 2,200 homes since 2017, most of them around Lake Minnetonka, Delano and the western suburbs. This page answers the questions homeowners ask us most, starting with the one everyone wants answered first: what does it cost?

We clean windows across Lake Minnetonka and the west metro, including Delano, Excelsior, Mound, Wayzata, Minnetrista, Long Lake and Waconia. See all service areas.

How much does window cleaning cost?

These are the prices homeowners actually paid us for window cleaning from 2024 to 2026. Each range is the middle half of our residential jobs, so most homes land inside it.

Package What we clean Most homes pay Typical job
Basic Outside glass $259 to $339 $269
Deluxe Inside and outside glass $359 to $535 $399
Premium Inside and outside glass, sills and tracks, screens $470 to $765 $563

Larger lake homes with a lot of glass run higher. About 1 in 10 Premium jobs comes in above $1,100. Smaller homes and townhomes can come in under these ranges.

You get an exact price before anything is scheduled. Get an instant estimate or call (612) 770-8221.

What makes the price go up or down?

  • How many windows, and how big. This is the biggest factor. A lake home with a wall of glass facing the water takes far longer than a rambler.
  • Window style. Windows split into many small panes (grids or French panes) take longer than single large panes. More on grid and French pane windows.
  • Height and access. Second and third story windows, and windows above a lower roof, need ladders and more setup time.
  • Screens. Screen washing is part of Premium. On Basic or Deluxe it is an add-on that typically runs $50 to $160.
  • Sills and tracks. Included in Premium. As an add-on it typically runs $110 to $180.
  • Hard water stains. Spots from sprinklers or lake water do not come off with normal cleaning. Treatment is a separate add-on, usually $45 to $270. More on hard water stains.
  • Bundling. Book window cleaning together with another service, like house washing or gutter cleaning, and you get a bundle discount.

Which package should you choose?

Basic (outside glass). A good fit if you are happy to do the inside yourself, or if the outside is what is blocking your view. Outside glass collects most of the pollen, rain spots and dirt.

Deluxe (inside and outside glass). Clear glass on both sides without the extra detail work. Good for a yearly clean, before hosting, or before listing a home.

Premium (the full detail). Glass inside and out, windows opened up so the sills and tracks get brushed, vacuumed and wiped, and screens washed. This is the package our customers book most. Choose it if it has been a few years, or if you want everything done in one visit.

What is included, and what is not

Every package is backed by our 100% Satisfaction Guarantee. If we miss a spot, tell us and we will come back and make it right.

These are not part of a standard package, but we can add them: hard water stain treatment, skylights, porch screens, and inside extras like mirrors, chandeliers, light fixtures and ceiling fans. Screens and sills and tracks are add-ons on Basic and Deluxe.

When is the best time to have windows cleaned?

Spring and fall. Our schedule is busiest from April through June, and again in October, when people want clear glass for summer and before the holidays. If you have a specific week in mind during those months, book early. July through September is usually easier to get on the schedule.

Window cleaning questions we hear a lot

My windows look foggy between the panes. Can you clean that?

No, and nobody can. Fog, haze or water droplets trapped between the two panes means the seal on that insulated glass unit has failed and moist air got inside. Cleaning only reaches the outside surfaces of the glass. The fix is replacing the glass unit (or the window), which is a job for a window company. We will point out any failed seals we notice so you know before you call one.

What are the white spots on my glass, and can you remove them?

Those are hard water stains: minerals left behind when sprinkler, well or lake water dries on the glass. Regular window cleaning does not remove them. They need a separate treatment, which usually runs $45 to $270 depending on how many windows are affected. Fresh spots come off well. Spots that have sat for years can etch into the glass, and etching can be improved but not always fully removed. Pointing sprinklers away from the windows is the best way to keep them from coming back.

What are the tiny black specks stuck on my windows?

If they look like tar-like dots, firmly stuck and often worse on the side of the house facing landscaping beds, it is likely artillery fungus. It grows in wood mulch and shoots sticky spore packets up to several feet, and they cling to glass, siding and cars. Regular washing will not budge them. On glass they can usually be scraped off carefully; on siding they are much harder to remove and can leave a stain. The long-term fix is in the garden bed: artillery fungus thrives in aging hardwood mulch, so switching to fresh mulch or stone near the house cuts down on new spots. Ask us about it when you book so we can look at the extent.

Why do my window frames look chalky or faded?

That is oxidation. Over years of sun, the surface of vinyl, aluminum and painted frames breaks down and leaves a white, powdery film. Regular window and house washing removes dirt from the frames, but not oxidation, and on a heavily oxidized frame washing can leave uneven or streaky spots where the chalk was disturbed. Chalky residue can also run onto the glass and look like streaks. Restoring oxidized frames is a separate process from cleaning, so if your frames are chalky, mention it when you book and we will tell you what to expect before we start.

I have Low-E windows. Is cleaning safe for the coating?

Yes. On most Low-E windows the coating sits on the inside of the sealed glass unit, where nothing can touch it. Some newer windows have a coating on the room side of the glass, and those need gentle cleaning with no scraping or abrasive pads. If you know your windows have a room-side coating, tell us when you book so the crew knows ahead of time.

Do French pane and grid windows cost more?

Usually, yes. A window split into many small panes has many more edges and corners to detail than one large pane, so it takes longer. Windows with grids sealed between the glass clean like a single pane. Windows with true divided panes, or grids on the surface of the glass, take more time, and the price reflects that. If you own Pella windows, our Pella cleaning tips have a few more pointers.

Why is there condensation on the inside of my windows?

Condensation on the room side of the glass, usually in winter, comes from humidity inside the house meeting cold glass. It is not a sign of a failed seal. It only becomes a seal problem when the moisture is between the panes.

Can you remove construction debris like paint, silicone and stickers?

Yes, but it is a separate service from regular window cleaning. New builds and remodels often leave paint splatter, silicone, caulk, labels and adhesive on the glass. A regular cleaning will not take those off. Construction debris removal uses careful scraping with razors and fine steel wool, glass by glass, so it takes longer and is priced separately. Tell us about it when you ask for a quote so we can price it right. If your windows have a room-side Low-E coating, let us know, since coated surfaces should not be scraped.

What about my screens?

Screens are washed with water and gentle agitation as part of Premium, or as an add-on with the other packages. Older screens get brittle with sun and age. If a screen is already torn or the frame is bent, we will let you know rather than force it.

If it rains after you clean, are my windows dirty again?

Not really. Rain on clean glass dries much clearer than rain on dirty glass, because there is far less dirt on the surface for the drops to collect. Most of the spotting people see after a rain was dirt that was already on the window.

How often should windows be cleaned?

Most homes do well with once or twice a year. Lake homes, homes near gravel roads and homes with sprinklers hitting the glass often need it more.

Do you clean commercial windows?

Yes. Along with homes, we clean storefronts, restaurants, churches, schools, banks and other buildings up to three stories, plus new construction cleanups.

Should you clean your windows yourself or hire a pro?

Plenty of people clean their own ground floor windows, and we have written up how to do it well. Where a pro earns the money is height, volume and time: second story glass, a home with dozens of windows, or screens, sills and tracks that would take a full weekend.
